Fee Disclosure

Elmhurst 255 makes every reasonable effort to disclose all charges and fees you may incur during the term of your lease. While fixed fees are outlined below, certain variable charges such as utilities will vary based on usage and cannot be stated in advance.

Prior to execution, you will be provided with a draft lease agreement reflecting your final selections. The lease will fully disclose all applicable fees and the methods used to calculate them.

The following summarizes charges you may expect during the life of your lease.


ADMINISTRATIVE CHARGES:

  • Application fee: $65 per applicant (all occupant 18 years of age plus)
  • Administrative fee: $300 one-time non-refundable fee due at time of move in.

RENTABLE ITEMS:

  • Indoor, heated, assigned garage parking:
    • Dedicated EV charging space (includes usage): $200/month
    • Single space: $125 per month.
    • Tandem space: $175 per month.
    • Single + motorcycle space: $160 per month.
    • Motorcycle space: $45 per month.

* Note that the property does not offer no-charge parking alternatives.

  • Storage cage:
    • 4x4x6 cage: $40 per month
    • 6x6x7 cage: $100 per month

* Note that all apartments come with one 4X4X3 complimentary storage cage. The pricing above is for additional storage as desired.


PET FEES:

  • Pet Fee: $300 per pet, one-time fee, non-refundable, due at move in.
  • Pet Rent: $30 per pet, per month.
  • Breed and weight restrictions apply.

UTILITITES:

  • Electricity: Metered by and paid direct to provider, ComEd.
  • Gas: Gas is sub-metered and billed monthly, based on consumption.
  • Cable/Internet: Paid direct to provider.
  • Water/Sewer: Flat fee billing based on the number of bedrooms per apartment.
    • Studios: $45 per month.
    • 1 bedroom: $45 per month.
    • 2 bedrooms: $60 per month.
    • 3 bedrooms: $65 per month.
  • Trash Service: Flat fee billing based on the number of bedrooms per apartment.
    • Studios: $20 per month.
    • 1 bedroom: $20 per month.
    • 2 bedrooms: $25 per month.
    • 3 bedrooms: $25 per month.
  • Utility Billing Service Provider Fee: $3.45 per month

RENTERS INSURANCE:

Residents are required to maintain $100,000 in personal liability insurance. Premiums are determined and billed by your third-party insurance provider.

As an alternative, residents may elect to participate in the communitys Property Damage Liability Waiver Program for a fee of $15.00 per month, as permitted under the lease.


OTHER FEES:

  • Late Fee: $10 per day.
  • Returned Check or Rejected Payment Fee: $50.00 per occurrence.
  • Early Termination/Buyout Fee: Requires 60 days written notice, a fee of two times the monthly rent, plus repayment of any concessions granted.
  • Lost/Stolen/Damaged Remote Controls or Key Cards for Garage, Building, or Unit Access: Each resident on the lease will be given one remote control and key card at no cost. Each additional remote control for you or your occupants will require a $75 nonrefundable fee.
  • Apartment Sublet Administrative Fee: $250 one-time fee.
  • Apartment Transfer Administrative Fee: $750 one-time fee.
  • Costs associated with damage caused by you exceeding normal wear and tear will be charged to you.
  • All other potential charges and fees per the terms of the lease.

SECURITY DEPOSIT:

  • Standard Security Deposits: $500 up to one months rent based on rental screening results.

Electronic payments made by credit cards are subject to per transaction merchant fee equal to 2.95% of the total transaction cost. Debit card fees are assessed on fixed transaction amounts:

  • Under $1,000: $3.95 per transaction
  • $1,000-1,999.99: $4.95 per transaction
  • $2,000 or more: $9.95 per transaction

ACH payments are free from payment processing fees.
